We have a lovely bungalow with country cottage charm in the pretty village of Walberton, 10 minutes from Arundel. It is a 3 bedroom bungalow in a quiet and picturesque setting, overlooking a field, trees and flowers. It is within easy driving distance of Chichester and other seaside places such as Littlehampton and Bognor Regis.

The space for a lodger includes a private double bedroom, sitting room and toilet (which includes a sink and toilet). These are all at the front of the house so you have your own private area. The toilet is accessed via the loft room which is up the stairs from your private sitting room.

The kitchen and main bathroom are shared.

There is space in the private sitting room to have your own kettle, microwave and toaster if you wish to put these in. There is everything you need included, such as 2 fitted wardrobes, a large fitted shelving unit, a desk, bedside table, plus a TV can be included if you'd like this. Please provide your own bedding and towels.

There is a large back garden that you are welcome to use. It has shed space if you need to store a bike or any other equipment. You're welcome to grow plants/vegetables etc in the greenhouse and plant flowers in the front or back gardens if you would like to.

There is a large conservatory with a dining table you can use, plus access to a washing machine and dishwasher. There is also central heating.

There is a very large driveway, big enough for 4 cars, so you would have a guaranteed off-road parking space.

There are local shops for necessities within walking distance, plus lots of beautiful places to go on walks. There is a bus stop literally outside the house. The nearest train station is Barnham (a 6 minute drive) which is a mainline station and links to London with ease. We would recomend the lodger has a car though, as it is a semi-rural location.

We are a friendly and approachable couple, looking for a polite and easy going professional or student. We would like someone who is not working from home. We both work full time.

A right to rent check will be carried out, along with a request for character references. Proof of income (or student loans) for the last 3 months will be needed. The deposit is £800.

We are council tax band D. All bills including WiFi are included.
