About me - Hello, I'm Nick, in my 30's, sole occupant and homeowner. I'm seeking a lodger for my 2 bedroom semi detached property. I don't have any pets.

The bedroom - It's LARGE (2 rooms knocked into one) and covers the width of the property at the rear. It's freshly decorated with a new lockable door and has an attractive laminate floor. 2 windows, 2 radiators and 4 plug sockets. Comes with a triple wardrobe, double bed (NEW mattress), chest of drawers and nightstand.

The spaces you would share:

Bathroom - Modern suite with electric shower.

Lounge - Spacious living area I've recently redecorated. TV with streaming and blu-ray.

Kitchen diner - Fridge freezer, gas hob / oven, microwave, toaster, washing machine and tumble dryer.

Rear - Garden and seating area. Space in an outdoor storage chest.

Front - Space for 1 car in private driveway.

The location - Situated in a quiet cul-de-sac. 3 mins from the A45. 5 mins from Weston Favell Shopping Centre including Lidl & Tesco Extra. Co-op convenience store nearby. Plenty of parks and Lings Wood on our doorstep, perfect if you're an outdoor fitness enthusiast. 30 seconds walk to bus stop for Weston Favell > Town Centre routes.

Who I'm looking for - Someone in full time employment who has left student days behind them. Age doesn't matter as long as you're mature. You should feel comfortable sharing communal areas.

I'm sorry I can't accommodate night shift workers. I'd ask for these two rules to be respected:

- No smoking inside the property.

- No overnight guests.

I'd require a reference and evidence of the last 3 months of full time employment.
