Room description

Available from 1st January 2025 is a very spacious double bedroom in a two bedroom third floor apartment in Camberley. The room and shared facilities (see below) are available on a full time basis at £625pcm or for commuters etc on a Sunday evening to Friday morning basis (exact hours negotiable but roughly 4.5 days) for £425pcm. Both arrangements are for a single lodger only, no couples, dependants or pets. A security deposit of £500 is payable (to be held by the landlord as per current lodger government guidelines) and first month’s rent payable no later than one week before the commencement of the agreement, monthly rent to be paid on the 1st of each month from February 1st 2025 onwards.

The premises has both a stairwell and lift for easy access. The lodger would be sharing the property with a live in landlord, under the terms of a lodger agreement (contract under standard terms through lodgersite.com) with use of the main bathroom exclusive to the lodger and any visitors to the landlord and lodger. The landlord has an en-suite for his exclusive use.

The property is located in the heart of Camberley town centre, in very close proximity to the train station, supermarkets, restaurants, leisure centre and much more. The property comes with only one parking space which is for the sole use of the landlord, but free parking is available on a first come first serve basis on local roads. The bedroom is 5.6m by 2.5m including a single wardrobe with hangar rail and a single deep shelved storage cupboard next to it. Underfloor heating is throughout the property with each room individually controlled. The bedroom is carpeted and the rest of the communal areas are hard floored. Some storage space in shelves and cupboards in the communal areas will be available for the use of the lodger.

The bedroom will be furnished with blackout curtains, a double bed (with mattress & 4 pillows), a bedside table) with a lamp and waste paper basket. There is plenty of space for the lodger to add their own additional furniture into the bedroom as well. The landlord is unable to remove any of the advertised furniture from the room.

Bathroom includes a shower and bathtub, toilet and washbasin, large wall mirror, shelf and heated towel rail and an extractor fan, with room for some additional storage at lodger’s discretion.

There is a utility room in the hallway with a washing machine and tumble dryer. There is a large open plan kitchen/dining room/lounge area including an electric oven with induction hob, microwave, toaster, (shared) fridge freezer, dishwasher and kettle.

Additionally shared use of the dining table and chairs, corner sofa, TV and balcony area are included. Some kitchen cupboards and drawers will be available for the lodger.

Shared broadband wifi will be included in the rent.

As a shared property with the landlord (who is a single professional male, 40s) the ideal tenant will be:

• a professional, non-smoking adult

• willing, under the current financial climate and rising energy bills, to agree to a set of reasonable cost limiting measures with regards to electricity usage

• conscientious in keeping the lodger’s room and main bathroom clean and willing to share equitably in the cleaning of the communal areas

• easy-going and considerate of the landlord and other residents in the apartment building in terms of noisy activity

• preferably able to supply good references and prove their right to live and work in the UK
